Why Isn't My Home Selling????

Do these questions sound familiar: Why isn't my home selling? Why can't I sell my home or property?

Well, the following are the top reasons why homes don't sell.

Don't let this happen to you!

1) OVERPRICED HOMES!!!!!

This is without a doubt the #1 reason why homes do not sell!  The responsibility of this reason falls on two people. The Seller and the Agent. It is the real estate agent's job as a professional to educate the seller on what his/her respective home is worth in whatever type of market the home is in and not to take an overpriced home just to take a listing to add to the agents listing amount.

The Seller is responsible for asking for the fair market value of his/her home and not for a unrealistic price that the home will not sell for. You can have the most beautiful home on the block, but if its significantly overpriced, no one will see it.

2) Condition Of The Home

When a seller puts a house up for sale on the market, it is the sellers responsibility to make sure the house is in tip top shape when potential buyers walk through for showings.

The home should be Clean, Well Kept, Free of Clutter and Pleasant Smelling. We want potential buyers who have looked at the home to remember the homes positive features and not for its Clutter, Messiness and Unpleasant Odors! As Cliche as it sounds, you never get a 2nd chance to make a 1st impression!

3) Lack of Curb Appeal

Having a home that is well kept on the outside is just as important as having a well kept home on the inside!  Make sure that the exterior of the home is in good shape and remedy any eyesores that can be seen easily. Make sure the grass is cut and the trees and bushes are well trimmed.

You don't need to hire a professional landscaper, but just make sure everything is in good order. For those who have pets, it is also important to make sure that all pet droppings are removed from the yard

4) Difficulty in Showing Your Home

A real estate agent's job is tough enough in trying to sell homes, so do not make it harder on him/her by making showing your home to other agents and their prospective buyers difficult.

Sit down with your agent and discuss exactly when and when not you can have showings, and open houses. Figure out a game plan and follow it. In many cases it is as simple as putting a lock box on a home and having showings just about whenever, but in other cases a schedule needs to be worked out.

5) Poor Marketing

There are several agents out there who unfortunately do not know how to market or are irresponsible in their marketing of your home. A strong marketing plan will include items such as: A Significant amount of Internet Advertising on several Internet Sites(where you have millions of potential buyers who can look at your home) Make sure you have Extra Pictures of the home and a Virtual Tour as well.

People want to be able to see what your home looks like on the inside from the comfort of their homes. Chances are they will not even bother to look at your home online if you do not have extra photos and a virtual tour. Local Print Advertising, Wider reaching Print advertising, Mass Emailing to fellow agents, Mass Advertising Flyers to residents who live near the home, Putting the home in the Multiple Listing Service, Broker Tours, Advertising within the agent's office and surrounding real estate offices.

These are the core advertising techniques that a competent real estate professional will be using to try and sell your home.It takes a little more than putting a "for sale" sign in front of your home  to sell it. Sellers, make sure you are getting what you are paying for!

6) Location, Location, Location

As Cliche as this is, it is incredibly valid!  In this case, the location i am speaking of is how close your home is to a few of these following undesirable locations: Power Lines,Train Tracks, Major Street/Highway, Factory, Construction site, Cemetery, Flood zone.

These are just some of the factors that make a home difficult to sell even if a home is priced well.. In these cases an experienced real estate professional will sit down with his client/s and discuss the obstacles facing the sale of this home and devise a competitive sales price, and marketing plan which could include incentives to agents and potential buyers to help bring in more buyers to look at the home

7) Market Condition

The real estate industry is one in which it experiences Highs and Lows. In Slow and Down real estate markets, even if our home is priced well, shows well and is marketed well, it doesn't always sell fast or sell at all. 

While you might feel like panicking, Don't!!  Sit down with your real estate professional and discuss a new game plan. Even in a slow real estate market, a house will sell if it is priced according to what the housing market indicates its worth. It might take a little longer than you would like, but it will sell.
