LISTING AGENT Keith Roy, Macdonald Realty Ltd.

THE ACTION: A deal didn’t materialize for this corner penthouse when it was listed for $399,000 last fall.

Re-listed earlier this year at a lower price of $375,000, it generated three offers within two days and ultimately sold for $20,000 over the asking price.

WHAT THEY GOT: On the top level of a four-storey building, this 634-square-foot space was designed with one bedroom, one semi-en suite bathroom, and an open living and dining area with a gas fireplace, wall of windows and a balcony.

The 15-year-old unit was updated with wood laminate floors in most areas and new stainless steel appliances in the renovated kitchen, which also has a handy breakfast bar, deep pantry and laundry closet.

The monthly fee is $222, including gas and radiant heating charges.

The unit comes with parking, but the pet-friendly building is steps from basic amenities, like a supermarket, clothing shops, cafes and restaurants, as well as the beach and parks.

THE AGENT’S TAKE: “This top floor, south-facing corner unit in Kitsilano had two full walls of windows,” says agent Keith Roy. “A quick survey of condos in Kitsilano will show you that a bright, good quality condo in a rain screened building is hard to find under $400,000.”
