In North York, new condominium suites posed a challenge to active home cooks who love how open concept kitchens make small spaces feel larger, but loathe how scents, steam and smoke lingers throughout long after a meal is consumed.
Concord Adex resolved the problem at its latest high-rise at Concord Park Place by designing L-shaped kitchens with optional sliding glass doors to fully enclose the space.
“You still maintain the visual connection to the other rooms, so it doesn’t look claustrophobic inside the small kitchen space … and it smells good because the smell doesn’t penetrate to the other side,” says senior manager of project marketing, Brian Fong.
“It’s also very efficient when you`re not cooking, you can open the sliders and make the space look a lot bigger. It’s a very interesting and smart concept, and a lot of people love it.”
This convertible kitchen is just one of many highlights at Tango, which offered 370 suites in the 28-storey building, and its 20-storey sister tower, Tango2, where a collection of 150 units were quickly snatched up after being unveiled to registered buyers in June.
“When we launched the first Tango project last year, it sold so quickly, a lot of people visited our presentation centre wanting to buy, but we had to turn them down,” says Mr. Fong.
“Before we launch [Tango2] to the public, we called them back, so although it’s already a year apart and people may have purchased someplace else, we still have quite a lot of demand.”
The builder is still holding onto more than 100 units for the public launch at Tango2 where prices will average $500 per square foot.
“They’re all under 1,000 square feet to make it more affordable,” says Mr. Fong.
“The surrounding neighbourhoors – those single detached homes – are getting pretty pricey with a minimum starting point from $650,000 … up to $2-million literally across the street.”
Once this master-planned community is completed, it will add about 7,500 residences – between 15 high-rises, midrises and townhouses – on land previously owned by Canadian Tire, just south of Sheppard Avenue and west of Leslie Street.
The site is close to major highways, a GO station and two subway stations, plus Bayview Village Shopping Centre and Fairview Mall.
Residents will have easy access to some of these amenities via a shuttle bus, as well as a new eight-acre park, school, daycare centre and retail shops within the development.
Inside Tango2, there will be a fitness centre, lounge, boardroom and games room, along with a rooftop terrace with barbecues, dining sets and lounge seating.
“It’s like a sky garden you can enjoy throughout the year,” adds Mr. Fong. “This rooftop terrace is also connected to an enclosed glass pavilion, which you can book for private functions.”
Residents will also have their own balconies to retreat to and sun lit rooms with floor-to-ceiling windows.
Models will range from studios to two-bedroom plus den suites with laminate wood floors, granite counters and white kitchen appliances.
Optional upgrade packages will incorporate stainless steel appliances, LED valance lighting and frameless glass shower stalls.
Monthly fees will be 50 cents per square foot. Parking will cost $28,000.
Move-in dates are slated for 2014.
