TO SELL YOUR HOME
The marketing plan I use on a daily basis is tried and true.. If you are looking for an agent to plant a "For Sale" sign in front of your home and hope for the best, then we are not the team for you. The following is the marketing plan we use in selling our listings.
1) LISTING WITH RE/MAX
As cliche as it sounds, NOBODY SELLS MORE HOMES THAN RE/MAX! Only one company can say that and that is RE/MAX. In Illinois, REMAX sells more homes in every county than each of our competitors.. This is attributed to several factors: RE/MAX's enormous marketing (tv, radio, internet, print,) that is worldwide reaching! Secondly, the public has associated RE/MAX with quality, educated and professional agents who get results.
2) MLS
Once your home is listed, it immediately goes into the Multiple Listing Service where it has the potential to be viewed by the over 60,000 agents who use the MLS on a daily basis!
3) REALTOR.COM
Realtor.com is the #1 real estate website in the world, with Remax.com coming in at #2! Your home will be listed on realtor.com and will be upgraded using the realtor.com enhanced package!
4) INTERNET MARKETING
The Jim Kontos Home Team's core marketing strategy lies in our Internet Advertising. 87% of home buyers look toward the internet as there home search begins, and if you aren't on the big sites, you are just shooting yourself in the foot. The following few sites is where you can find our Residential listings:

Internet marketing works and as you can see, we spend the money to advertise online! By having your home on these website's, we have exposed your home to as many as 150 million potential buyers during the term of your listing!!! No amount of print media can do that!
We also send monthly Email Blasts to over 30,000 agents with your homes information and to all of our clients!
5) VIRTUAL TOURS AND PHOTOS
Its not enough to have your home listed on the internet.. You also need to have extra photographs and virtual tours when applicable. Having one of these extras or both puts you in better position on the sites such as Realtor.com rather than those who do not have extra photos. The public wants to see more from the comfort of their home before they make the trek to see your home. We will do Both for you! (TEAR DOWN HOMES..LOTS..HOMES IN NEED OF REHAB WILL NOT BE GIVEN EXTRA PHOTOS OR TOURS)
6) YOUR OWN WEBSITE and GOOGLE PAY PER CLICK AD CAMPAIGN!!
Within 5 days after signing your listing, your home will have its own website and will have its own Google Pay Per Click Ad Campaign made up of strategically placed KEYWORDS involving property searches in your respective city! This is one of the most successful forms of advertising that we can currently can use and it is also the most expensive! I do guarantee 1st and 2nd page placement on Google for related searches involving the city your home is in, but I do not guarantee a time frame for when and how long your listing will be visible on Google. I choose Google over Yahoo due to Google's search engine dominance. However, If you prefer Yahoo over Google I can advertise on Yahoo instead of Google. If you did want both Google or Yahoo, the expense of the additional search engine ad campaign will be paid by the client
7) ONLINE SOCIAL NETWORKS AND ONLINE REAL ESTATE NETWORKS
Your home will be listed on several social online networks and social real estate networks (i.e Facebook, Linkedin, Activerain etc, )
8) MONTLHY EMAIL BLAST CAMPAIGN
Bi-Monthly email blast campaigns will be sent out to 30,000+ REALTORS® informing them about the vital information of your home and any changes or special offers/incentives!
9) INFORMATIVE FLYERS
Upon listing your home, informative flyers will be sent out to the surrounding residents of your home informing them of your home!
10) PRINT MEDIA
Print media's effectiveness has declined over the last few years when it comes to selling homes. This is a direct result of well placed internet advertising. Even with this being said, print media still has a minor part in our marketing strategy. We focus more on sending out Flyers and Postcards with your homes information to surrounding areas!
We do advertise in local papers upon request from our sellers, Newspaper advertisements costs are to be covered by the seller with the exception of the Pioneer Press!
11) HOME STAGING
Home staging isn't just the latest craze in the real estate industry, it is a strong and proven tool to help sell your home. Home staging helps the interior of your home stick out from the competition and leaves potential buyers with a great impression! We highly recommend Staging your home by a professional home stager when needed. Homes that are staged professionally Sell On Average of 30-40% Faster and for More Money than homes that are not staged! If you do decide to use a home stager, we will reimburse you at closing for the cost of staging your home up to $500!!! 12) NO CLOSING COSTS FOR POTENTIAL BUYERS AND FREE HOME WARRANTY

13) IN HOUSE ADVERTISING
When a new listing is taken, we immediately advertise it within our own offices.. We have over 50 agents in both RE/MAX 1st Class locations and their hundreds of potential clients!
14) BROKER TOUR
At the beginning of your listing, we will host one broker tour/lunch for local REALTORS® and their clients to come view the home and enjoy refreshments. A successful broker tour will give us vital input into several aspects of the home! How is the home priced? How does the home show? What are the homes Strengths/Weaknesses? Getting this information from local REALTORS® is very helpful in determining if you and your agent are on the right path to selling your home
15) MAKING SHOWINGS EASY FOR AGENTS
Homes that are difficult to show are pushed towards the bottom of a real estate agents list! Real Estate professionals prefer showing homes that are easy or somewhat easy to show to their clients. We offer both Sentrilock Lock Box service, Conventional Lock Box Service and Listing Agent Must Accompany showing service. We understand that every clients situation is different but we always stress the importance of making your home easily accessible
16) LISTING THE HOME AT THE "RIGHT" PRICE!!
I saved the most important advertising strategy for last.. PRICING YOUR HOME RIGHT! A strong marketing plan is worthless if your home is overpriced! Overpriced homes WILL NOT SELL, even more so in the current real estate market and economy we are facing. Pricing your home at a educated and competitive price is crucial in selling your home. A home that is priced correctly in accordance with a strong marketing plan will greatly increase your chances of a sale. On the other hand, No amount of marketing will help sell a home if it is OVERPRICED!!
